Zoning approves Sunbury Meadows Section III-B

Dominion Homes Land Manager Steve Peck was in chambers during the Monday, January 28, Village of Sunbury Planning & Zoning Commission meeting requesting a final plat approval for the 30-lot Sunbury Meadows Section III-B.
Peck, who asked for a fast-track approval, said Dominion would a post performance bond for curb ramps and any other items not done, and post a 3 percent maintenance bond for one year.
“The main reason we’re asking for an emergency approval is there was no zoning meeting in December,” Peck said. “We have customers are ready to go. We’re asking for zoning’s approval, and for an emergency reading in Sunbury Council.”
Peck noted that residential home construction is increasing. He said Dominion sold 14 homes in Sunbury Meadows during 2010, 10 homes in 2011 and 22 homes in 2012. Those numbers, he said, do not include Westport Homes. Westport buys lots from Dominion Homes in Sunbury Meadows.
“I envision us putting in more lots this summer,” Peck said. “We have four sections left, 90 lots left on the west side of State Route 3. Westport is buying 15 of the 30 lots in this phase.”
Sunbury consulting engineer Wes Hall, CT Consultants, said the Section III-B final plat looks good.
“There is a stub through the green area to north,” Hall said. “There will be an easement through that area. I would recommend approval.”
Members of the zoning commission approved the Sunbury Meadows Section III-B final plat.
On Wednesday, January 30, during the first reading of Ordinance 2013-03 that would give council approval to the Section III-B plat, council members suspended the rules, approved emergency language in the ordinance, and approved the ordinance.
The next regularly scheduled meeting of the Village of Sunbury Planning & Zoning Commission will be at 7:30 p.m., Monday, February 25, in third floor council chambers, Sunbury Town Hall.
