Zoning approves Sunbury Meadows Section III-B

Domin­ion Homes Land Man­ager Steve Peck was in cham­bers dur­ing the Mon­day, Jan­u­ary 28, Vil­lage of Sun­bury Plan­ning & Zon­ing Com­mis­sion meet­ing request­ing a final plat approval for the 30-lot Sun­bury Mead­ows Sec­tion III-B.

Peck, who asked for a fast-track approval, said Domin­ion would a post per­for­mance bond for curb ramps and any other items not done, and post a 3 per­cent main­te­nance bond for one year.

“The main rea­son we’re ask­ing for an emer­gency approval is there was no zon­ing meet­ing in Decem­ber,” Peck said. “We have cus­tomers are ready to go. We’re ask­ing for zoning’s approval, and for an emer­gency read­ing in Sun­bury Council.”

Peck noted that res­i­den­tial home con­struc­tion is increas­ing. He said Domin­ion sold 14 homes in Sun­bury Mead­ows dur­ing 2010, 10 homes in 2011 and 22 homes in 2012. Those num­bers, he said, do not include West­port Homes. West­port buys lots from Domin­ion Homes in Sun­bury Meadows.

“I envi­sion us putting in more lots this sum­mer,” Peck said. “We have four sec­tions left, 90 lots left on the west side of State Route 3. West­port is buy­ing 15 of the 30 lots in this phase.”

Sun­bury con­sult­ing engi­neer Wes Hall, CT Con­sul­tants, said the Sec­tion III-B final plat looks good.

“There is a stub through the green area to north,” Hall said. “There will be an ease­ment through that area. I would rec­om­mend approval.”

Mem­bers of the zon­ing com­mis­sion approved the Sun­bury Mead­ows Sec­tion III-B final plat.

On Wednes­day, Jan­u­ary 30, dur­ing the first read­ing of Ordi­nance 2013-03 that would give coun­cil approval to the Sec­tion III-B plat, coun­cil mem­bers sus­pended the rules, approved emer­gency lan­guage in the ordi­nance, and approved the ordinance.

The next reg­u­larly sched­uled meet­ing of the Vil­lage of Sun­bury Plan­ning & Zon­ing Com­mis­sion will be at 7:30 p.m., Mon­day, Feb­ru­ary 25, in third floor coun­cil cham­bers, Sun­bury Town Hall.
